EIH Ltd’s Bold Moves in Pune and London Amid Inheritance Drama

In the world of luxury hospitality, few names command as much respect as EIH Ltd, the parent company behind the iconic Oberoi and Trident hotel brands. Known for their exquisite service and opulent properties, EIH Ltd is making headlines with its ambitious expansion plans in Pune and London. However, this exciting growth is set against the backdrop of a contentious legal battle involving Anastasia Oberoi, the daughter of the late P.R.S. Oberoi, who is fighting for her share of the family inheritance.

The New Development in Pune

Late Monday, EIH Ltd announced a groundbreaking acquisition of a majority stake in Muttha Towers II Private Ltd, a real estate venture owned by Pune-based Muttha Group. This strategic move, valued at ₹175 crore, marks a significant chapter in EIH’s expansion story. The company plans to infuse an additional ₹254 crore into the business, aiming to transform a 1.7-acre land parcel into a stunning Trident Hotel.

The upcoming Trident Hotel will boast 175 luxurious rooms spread across approximately 181,000 square feet of space. Beyond the hotel, EIH envisions a vibrant commercial space featuring office buildings and a food and beverage area with retail outlets. This expansive project, spanning over 408,000 square feet, represents a total investment of ₹972 crore. Set to open in the first quarter of FY30, the hotel will be a key milestone in EIH’s ongoing expansion in India. With 12 hotels currently operating in India and nine internationally, EIH has ambitious plans for further growth through both owned properties and management contracts.

Expansion into London

EIH Ltd is not stopping at Pune. The company has also revealed its plans for a new entity in the UK, EIH London Investments Ltd, with the goal of developing an Oberoi-branded hotel in the heart of London. EIH will hold a 51% stake in this venture, and the luxury hotel is expected to open its doors by FY28. This expansion aligns perfectly with EIH’s strategy to strengthen its global presence and cater to an international clientele.

Financial Performance and Industry Insight

Despite these ambitious projects, EIH Ltd is grappling with some financial challenges. In the first quarter of FY25, the company reported a 9% year-on-year decline in profit and a 5% drop in revenue from operations. Nevertheless, industry experts remain optimistic about the company’s trajectory.

Rattan Keswani, a seasoned hospitality professional who has held leadership positions at Lemon Tree Hotels and The Oberoi Group, praised EIH’s continued focus on service and aesthetics. He cited their successful developments, such as Sukhvilas and hotels in the UAE and Morocco, as examples of the group’s unwavering commitment to excellence. According to Keswani, “Investors not only reward financial strength but growth as well. I believe they are on the right track.”

Future Expansion Plans

EIH Ltd has broader aspirations beyond these projects. Earlier this year, Managing Director and CEO Vikramjit Singh Oberoi hinted at the company’s intention to expand into tier-three cities. Among their future ventures are a palace hotel near Khajuraho, a Rajgir Palace in Madhya Pradesh, and a jungle resort, also in Madhya Pradesh.

Additionally, in August last year, Reliance Industries, through its subsidiary Reliance Strategic Business Ventures Ltd, inked a deal with EIH to jointly manage two properties in India and one in the UK. Reliance holds nearly 19% of EIH’s equity, further strengthening EIH’s financial and strategic position.

Legal Battle with Anastasia Oberoi

Amid these positive developments, EIH Ltd finds itself embroiled in a legal dispute with Anastasia Oberoi, the daughter of the late P.R.S. Oberoi. Anastasia has challenged her exclusion from her father’s estate, particularly the family’s stake in EIH. She claims that her brother, Vikramjit Singh Oberoi, and her cousin, Arjun Oberoi, have obstructed the execution of her father’s will, depriving her of her rightful inheritance.

In a significant ruling, the Delhi High Court granted interim relief to Anastasia, barring EIH and its holding companies, Oberoi Hotels Private Ltd (OHPL) and Oberoi Properties Private Ltd (OPPL), from transferring their shares. This decision was based on a prima facie evaluation of the will, with the court concluding that Anastasia had established a strong case.

The dispute revolves around a 2021 will by P.R.S. Oberoi, which Anastasia asserts entitles her to a larger share of the family’s wealth. Vikramjit and Arjun, however, have countered by invoking an earlier will from 1992 and a family agreement that they believe supports their claim to the estate. They argue that shares can only be transferred to blood relatives, not to trusts, as stipulated in the 2021 will.

Anastasia contends that her cousins are attempting to sell the shares at a price set by them, undermining her rights as the sole beneficiary of the two trusts mentioned in the 2021 will. Although Vikramjit and Arjun have questioned the validity of this will, the court has upheld it for the time being, ruling that probate is unnecessary at this stage.

The Road Ahead

As the court proceedings continue, industry insiders are closely monitoring the impact this legal battle may have on the Oberoi brand and its future. While the dispute has not yet affected the company’s operations, some speculate that if the court rules in Anastasia’s favor, the situation could escalate, similar to the recent family dispute within the Kalyani Group.

For now, EIH Ltd remains focused on its ambitious growth plans, both domestically and internationally. With high-profile projects in Pune and London, as well as a slate of future developments, EIH is positioning itself as a leader in the global luxury hospitality industry—albeit with a complex family dynamic playing out in the background.

Conclusion

EIH Ltd’s bold expansion plans in Pune and London are a testament to the company’s ambition and vision for the future. Despite the financial challenges and legal disputes, EIH continues to forge ahead, driven by its commitment to excellence and innovation in the hospitality industry. For hospitality professionals, travel enthusiasts, legal analysts, investors, and luxury travelers, the developments at EIH Ltd offer a fascinating glimpse into the dynamic world of luxury hospitality and the complex interplay of business, family, and law.
